Terms of service

Plain English. No legal jargon.

1. Who we are.

CubeKeep is a UK-based container storage and related-services business operating from a yard in Darwen, Lancashire. "We", "us", "our" = CubeKeep. "You", "your" = the customer.

2. What you're paying for.

A container storage unit, a pallet storage position, or a full-service pack-collect-store bundle, as listed on our sizes & prices page and our services page. The number on the page is the number you pay — no add-ons, no mandatory insurance, no access surcharges.

3. Rental terms.

Container storage: 1-month minimum term. After that, 14 days' notice any time in writing. Unused months refunded pro-rata.

Pallet storage: 2-week minimum, weekly rolling after. Billing weekly.

Full-service bundle: priced per bundle including 1 month's storage. Extra months at the published rate. 14 days' notice to remove.

4. Price-lock guarantee.

Your container monthly rate is fixed from sign-up for 12 months. We won't raise it mid-tenancy. At the 12-month mark, if we change pricing, we give you 30 days' notice before the new rate applies. You may cancel without penalty during that notice window.

5. Deposits.

Container deposits: 10ft £50, 20ft £75, 40ft £100. Pallet storage deposit: none (weekly pay-as-you-go). Full-service bundle: paid upfront, no deposit.

Container deposits are refunded within 7 days of vacating, provided the unit is empty, swept, and free of damage. We document the unit condition on move-in with photos — same on move-out, so there are no disputes.

6. What you own, what we own.

You own: your stored goods, the contents of your unit, any padlock you bring or buy from us.

We own: the containers, the yard, the gate system, the CCTV footage. We're responsible for weatherproofing, door maintenance, and site security.

7. Access.

Container tenants: 24/7 PIN gate access included, no surcharge. Pallet customers: by appointment Mon-Fri 8-5 and Saturday morning, free, 24 hours' notice. Full-service customers: by appointment for retrieval, same terms as pallet customers.

8. What you can and can't store.

Not allowed: living things (pets, plants), perishable food, hazardous materials (flammables, explosives, corrosives, radioactive substances), firearms and ammunition, stolen goods, anything illegal to own.

Allowed: household contents, tools, materials, vehicles (on a case-by-case basis for fuel-drained), business stock, documents, artwork.

If you're unsure, ask us before moving it in. We may refuse specific items at our discretion.

9. Insurance.

Insurance is optional on all services. Options: use your existing home contents policy (many cover off-site storage), add our policy at £8/month (£5,000 cover) or £22/month (£25,000), or self-insure.

Our liability for your contents is limited to £100 unless you've taken our insurance, in which case the cover applies. We're never liable for indirect losses (e.g. business interruption).

10. Payment.

Monthly rent is due in advance, on the anniversary of your sign-up date. We accept bank transfer, Stripe, and direct debit. Failed payments: 5-day grace period, then a £15 late fee. If your account is more than 30 days overdue we may restrict gate access until settled.

11. Ending your rental.

Give us 14 days' notice by email or phone. We'll confirm the end date in writing. On the agreed date, we inspect the unit jointly (or photograph it if you're not on site) and refund your deposit within 7 days.

12. Full-service specific terms.

Collection windows are 4-hour slots; we'll confirm arrival window the day before. Damage during packing, loading, or transit: our liability is the declared insurance value or £500, whichever is lower, unless you've bought our goods-in-transit cover (£45 for £10,000).

Cancellation: 7+ days before the booking — full refund. 3-7 days — 50% charge. Less than 3 days — full charge (we've already blocked the day).

13. Our right to access your unit.

We won't enter your unit except in these cases: risk to life or property (fire, flood), court order, overdue account with exhausted recovery attempts (we contact you first, three times, across 60 days). In all cases we document and inform you.

14. Data.

We handle your data per UK GDPR. We keep contact details, payment info, and CCTV footage. We don't sell your data, don't share it with anyone except where required (Stripe for payment, our insurer if you opt in). CCTV footage is held 30 days then deleted unless flagged for an incident.

15. Changes to these terms.

If we update these terms, existing customers run under the terms live when you signed up. New terms apply to new sign-ups or at your next renewal anniversary — we'll give you 30 days' notice before that renewal.

16. Disputes.

Try talking to us first — email hello@cubekeep.co.uk, we reply same working day. If we can't resolve it, these terms are governed by the law of England and Wales, disputes in the courts of England and Wales.
